Crossacre Properties offer many types of management for landlords. The main ones are:

Full Management

  • Free appraisal of property to achieve maximum rental value
  • Full advertising of property on our website, social media platforms, On The Market and on the high street
  • Advertising Board at the property (if required)
  • Screening of suitable tenants
  • Drawing up of all relevant leases and paperwork
  • Full monthly statement of rent paid
  • Regular basic property inspections (no photos)
  • Taking full inventory of property
  • Setting up standing orders/collecting monthly rent
  • Payment of rent directly into landlords bank/building society account.
  • Taking advance rent and security deposit OR setting up Reposit.
  • Dealing with all Transfers to Deposit Protection Service
  • Reporting of any maintenance works required and arranging of work if required
  • Informing relevant council of tenants name and date of tenancy for council tax purposes
  • Advising Northumbrian Water of tenants name and date of tenancy
  • Advising the relevant energy supplier of tenants name and date of tenancy
  • Carry out final inspection on behalf of landlord
  • Returning of deposit to tenant at the end of the tenancy (minus any damage or breakage to the property, etc.) or liaising with Reposit
  • Monitoring annual gas safety checks, electrical checks and Energy Performance Certificates
  • Re-Letting of property

Landlords Fees

Crossacre Properties believe in being transparent about our fees.

  • Tenant finder only – from £400.00
  • Fully Managed – from 10% of the rent collected (tenant finder fee each time a new tenant is found) with a one off £250.00 set up fee.
